Good value although basic. Bed, coffee machine and fresh cakes/torte for breakfast. Good neighborhood as base. Liked it more as time went on. Good bed. Very good value for mid summer madness in Rome. Rome is lit!

My expectation to have a great vacation in Rome were demolished by wrong choice of this B&B. The owner seems to be a nice guy, but the room is very poor isolated and one can hear everything from outside and from other rooms also. I find out it is difficult to accommodate and have a peaceful night. It is also recommended to buy your own food for breakfast, what the property offers is very minimalist. The location is great, next to metro station and bus stops. These unfortunately cannot replace the other drawbacks.

Excelent location! It is very close to San Giovanni metro station and also very close to Via Appia Nuova that connects San Giovanni with Re Di Roma. The room is very good and the wc has hair dryer and shampoo / shower gel! It was a bit noisy in the morning and in the evening, but ok during night. It was very useful for us to have an electric kettle in the room to warm water for our own tea. The breakfast is good, but could be better: was missing more fruit and cereals and also some bread, not toast, and ham / cheese to put in the bread.

Space is newly remodel everything is new, a/c works great which is good after a long day of walking all over Rome. Wifi is fast and reliable, hot water 24hrs, there is metro station across the street which is very convenient(I saved a ton of money in transportation). Overall great place to stay in Rome, would stay here again in a heartbeat!!!!

Lovely couple, great people. Super friendly, kind, open, easy going, happy to talk without being pushy, warm environment without any privacy interference, breakfast always on time and even earlier one day because we were leaving earlier to get to a lecture on time. Very accommodating and helpful. Alessandro walked us to nearby restaurants for dinner and talked to the restaurant owner before leaving us there to enjoy a nice meal. Also, the location is very convenient. San Giovanni area, close to downtown and walking distance to the Colosseum, though it's a bit of a walk. The hotel is small, just three rooms, super clean and so is the kitchen. Everything looks brand new and indeed it is. It opened just a couple of months ago.
